RTW Lodging: Our very bad experience with Samantha Ford

This is the story of how Samantha Ford (SF) of www.boutiquevillasandapartments.com left us with no place to live in Sydney a week before our arrival.

I found SF in September 2008 through www.stayz.com while searching the website for a suitable holiday rental for our month's stay in Sydney. After a few exchanges of emails I gave her a 500 AUD deposit to secure a North Sydney apartment for a 4-week rental period in February 2009. This apartment had everything we were looking for (washer/dryer, unlimited high speed internet, convenience to public transportation, A/C, etc.) for a reasonable price.

While I was in Boston for Christmas I received an email from SF telling us that the apartment we wanted was no longer available for rent, but offered us an "upgrade" to a different apartment in Potts Point, Sydney for the same rental price. Although this apartment did not look as nice in the pictures and did not have A/C we decided that as long as it met our internet requirements we'd just go with it. At this point I re-iterated the importance of internet access to SF and she reassured me that they can accommodate us (at an additional fee, but whatever).

On January 30th 2009 I received an email from SF telling me that they are not able to provide an internet connection at the new apartment, canceled my reservation and refunded my deposit. At this point, I was at the tail end of my South America cruise and was arriving in Sydney on February 8th!

My entire next week in Santiago, Chile was pretty much spent prowling the internet and calling various property management companies for an available apartment in our price range. SF said in her email that she'd help us look for a new place but she NEVER gave us any options or a hint that she was even trying.

In the end we ended up renting an apartment for twice the amount we were originally going to pay AND lost more money when SF returned our 500 AUD deposit. Due to the increasing value of the USD between Sept 2008 and Jan 2009, we lost over 100 USD in this transaction.

Given the situation she left us in I should have unleashed more anger on her. However, I asked J to compose the final email (he's more eloquent than I am) and this is what we sent to her:

Sam,

My husband and I leave for Sydney in 36 hours.  You really left us in a bind.  We booked our accomodations several months ago in order to ensure that we would be able to find a good place at a good price and your last-minute cancellation has left us with few, if any, options.  The only places we can find now are $1500+ over our budget and we are seriously considering cutting our trip short.  We have not gotten any options from you or any sign that you care about the situation we're in.  I realize that some factors were out of your control, but we really expected you to make this right.  Needless to say, this has been a horrible experience and will be reflected in our reviews online.

My recommendation: Do not do business with Samantha Ford!

I'm just dealing with Samantha now, but your post has heightened some concerns I've been having, and I'm now making alternative plans. I await to hear back from her offering some more concrete evidence that everything is in order and genuine. In the meantime, you may have saved me untold heartache, so thanks very much. Another word of caution though - read the fine print of her contract (available on her website).

"The booking is made in good faith but may be subject to any change as may be notified by the owner prior to the commencement of the occupancy. (Every effort will be made to offer alternate accommodation should this occur and your deposit will be returned)."

In other words, you can't screw her, but she totally reserves the right to screw you.

I'm so happy that you came across my review of Samantha and are taking the necessary precautions to avoid the mistakes I did. That's the exact reason I posted this review online!

she said that she hadn't received my deposit and had given my booking to someone else.
I had in fact transferred the monies to her account that day and both my bank and hers confirmed this.
She said she would refund. No word for days and then she said her bank couldn't do it. So a cheque wa on it's way. This luckily did arrive but I have ha to pay two lots of international baking fees. She obviously sent the cheque as it avoids this cost. I hope anyone bookig with her reads our commets and never gives her any business!

Goodness me. The more people write, the less likely it seems that Samantha Ford is operating a legitimate accommodation agency business.

I ended up finding alternative accommodation, because of my growing concerns about turning up in Sydney and finding we'd been dumped or duped by her. I lost my AU$500 deposit, but her response to my concerns was frankly bemusing, and her absolute silence about me ultimately cancelling my reservation suggests she may have been quite content to pocket the money.

Is there anyone out there who has successfully done business with Samantha Ford?

Incidentally, and for the benefit of others who may want to do their own due diligence before booking with Samantha Ford, I did some legwork and found that the pictures of the apartment we were renting were identical to the pictures posted on a local Estate Agent website for a house they had recently sold. The other "surrounding area" pictures had been taken from the driver's side window of a car, or drawn from other random sources on the internet. That seems unusual to me.

I know her. For me it was the same.
The good news is this blog post is the second ranking hit on Google for the phrase "Samantha Ford", so hopefully the wise will Google her name before giving her any money.
Just to let you know I was about to book the property in Potts Point. It was between this and another slightly more expensive property so I then googled both. When I searched for 'boutiquevillasandapartments.com potts-point' I came here and so picked the other property instead. I can say with certainty we would have booked this place (for 11 nights) were it not for coming across this page. Thanks for posting this.

btw hope you guys make it to Ireland one day (you can fly direct from Seattle) and if you need any advice/help let me know.

All I can tell you is that Samantha Ford has the very best business and the best locations. She is thoroughly professional and you all should be ashamed of yourselves.

This blog post contains an objective description of my business interactions with Samantha Ford and a subjective conclusion/recommendation. Everything I said can be backed up with proof. You are entitled to your opinion just as everyone who's commented here are entitled to theirs. We have nothing to be ashamed of.

I think its time someone put this in perspective. I have stayed in Samantha's fabulous properties many times over the last 5 years and she has been the consummate professional. Last time I was there I observed her working every day over Christmas to make sure her guests were happy. She runs a great business and it is sad that some serial complainers are tarnishing her reputation. J& M, suggest you get a life of your own and try running a small business of your own without trying to ruin others hard work.
Perhaps there should be a website for people like you so you can't find anywhere decent to stay!!

After over a year, suddenly two people leap to Samantha Ford's defence in the space of two days. I wonder if someone has recently done a Google query for "Samantha Ford" and found that the Internet has this way of surfacing people's experiences of dealing with Samantha Ford. I wonder if either of them left an e-mail address. I wonder if Posterous is good enough to log the IP addresses of people who post comments.

I'm sure readers of this thread finding it in Google in the future will draw their own conclusions.

Bill and/or Graham, I suggest you stop leaving anonymous comments. Your trollish tone of voice is not welcome on Posterous.

As on Yelp, truthful reviews by real customers may hurt the feelings of service providers. But rather than spending time posting fake comments by fake customers using fake sock puppets (ahem) -- these people would be better off just fixing their services and making the situation right.

One thing I would throw in the mix is that Samantha Ford is an agent for these properties and so if something happens there is only so much she can do. She acts as the link to a landlord (as do other agents) and so if things go wrong the power rests with the landlord especially after a deposit has been paid. btw I have no connection with SF, as per above I have booked another property and live in a different country to SF.

I just thought I would put this on record as many others who have dealt with SF may have got on just fine and future tenants may also get on just fine.

Why did you make such a big issue about the internet connection, surely you could have just gone to a internet cafe, I mean that is clearly what caused all your problems. This is from the perspective of an independent third party.
Greg - My husband is a software developer who was working a full-time job while we were traveling. The internet was essential for him to link up to his Seattle-based corporate headquarters so that he can perform his work duties - uploading/downloading software in real-time and making calls to the USA for meetings. He required internet access for a minimum of 8 hours per day. You can imagine the privacy, security and affordability isssues he would have had if he had to used internet cafes for his work. Therefore, having internet access within our apartment was a top priority throughout our 8 months of travel and we made that extremely clear to all the property management companies we dealt with before putting down a deposit..
When travelling to Santiago, CHILE stay at Bellas Artes area in Downtown. It´s very cosmopolitan, like a tiny version of NY Soho.

I stayed in one of SF's properties (in Coogee), and the experience was fine for me. My other flatmates there were not as lucky though. They had issues with room availability when they arrived, and SF arranged to have them stay in another place in Bondi, before they can move in at Coogee. I guess it was a matter of organisation, SF was clearly taking on too many bookings and hoping for cancellations. Some of us had to bunk in together in rooms just to wait til some other tenants departed.

It took a while to get back some monies that were owed as well.

Sorry if these sound vague, but I am just sharing what I observed around me. Fortunately, I was lucky and did not have problems while I stayed there. She was nice and helpful to me most of the time.

Booked Apartment in Coogee Manor Apartments through Samantha Ford in December for one week, Despite the website T&Cs that booking changes would be made in consultation with tenants we were shifted without any consultation. When we arrived and realised the switch I tried to contact Samantha Ford and was then ignored for 4 days at which time I was told I had been given an apartment with a "better kitchen". No apologies or explanations were provided. On pushing for an explanation I was told "the owners" made these decisions which sounds ridiculous to me, The apartment was actually nice but the experience of dealing with Samantha was very frustrating and unpleasant and really put a dampener on our week holiday. I am not surprised to read the experiences above as it was clear she was uninterested in any form of customer service or positive customer experience. Would not recommend dealing with her.
Over the past few months we have taken over the running of Coogee Manor Apartments from Samantha Ford. She no longer has any association with this particular property whatsoever, so please rest assured that you will not be dealing with her if you book with us. Customer service is our top priority and we don't/won't cancel or change bookings. So very sorry to hear about what is clearly extremely unprofessional conduct, and this is the reason she no longer has any association with our property. The property is no longer with boutique villas and apartments and we have our own website www.coogeemanorapartments.com.au

I was rather surprised to see that the website at www.coogeemanorapartments.com.au is almost identical in style and content to the one that used to be at boutiquevillasandapartments.com, but is now a blank page. In fact, your site has the tag of Boutique Villas &
Apartments.

Out of curiosity, I did a DNS lookup on coogeemanorapartments.com.au and on boutiquevillasandapartments.com and they both resolve to the same IP address - 74.200.86.157

So I thought I'd have a quick look at the WHOIS records for each of those domains too:

There are entirely legitimate reasons for this Mr Piggott. Divorce is the legitimate reason; we now look after the property and just this property which has NOTHING to do with any property run by the former agent.
It is run professionally and I would really appreciate it if you could just let us get on with running our business.
I feel compelled to post in order to let others know of my experience with this holiday property, both 2 years ago when managed by Samanatha Ford and now under new management.
2 years ago my parents had to cancel their stay due to the European ash cloud. They had to fight hard for the return of their 50% paid deposit, despite the terms and conditions being a smaller fee for cancellation, it was the threat of legal action that final saw their money returned.
This year despite our reservations we thought we'd give this property a second chance. My father booked the apartment 6 months before coming for my wedding, to be cancelled by the owners 2 months in advance, with no explanation! Now 8 weeks before my wedding they are running around trying to find alternative accom at the busiest time of year. Coming over form the UK for his daughters wedding with my sister and niece they now have nowhere to stay and it is quite stressful for all of us. I find the treatment of people who have booked your accom and paid deposits very unprofessional and would advise travellers not to use them.
Lucy, I'm really to sorry to hear about your predicament, and I hope you can find a replacement. If it's any consolation, when it happened to us I think we ended up with somewhere nicer.

Bronwyn's claim of "Customer service is our top priority and we don't/won't cancel or change bookings" is looking a bit hollow now.

Out of interest, has anyone actually spoken to a woman called Samantha Ford. All my dealings were via SMS or email. And I see their "new" website is still the same as their "old" website.

Just to satisfy the curiosity of the people who have posted on here, let me tell you what I now know to be the situation with these properties. I have done quite a lot of investigating as we were royally stuffed around by Graham Ford after having our booking cancelled because of "unforeseen circumstances".
Samantha Ford and Graham Ford were married and ran quite a few properties, which Samantha didn't just manage she actually owned them. Samantha continued to manage these properties (begrudgingly) post-divorce. Hence the lack of enthusiasm - she simply didn't care. After several management problems Graham Ford assumed control of the Coogee Manor Apartments. They ran relatively smoothly (which is when we made our booking) but then he decided to sell up and move back to buy a b&b in Cornwall UK. All of these apartments have now been sold. He knew they were to be sold but continued to take bookings, assuming that he could simply return the deposits if the timing was off. But the deposit isn't always the only issue - what about the fact that we have airline tickets booked and holidays planned. Reprehensible behaviour. Maybe he and Samantha Ford should have stayed married as they are clearly tared with the same brush.
That's impressive detective work work dondr, and thanks for sharing it here, as it seems to have become the informal clearing house of knowledge on this issue. Maybe that'll be the line to be drawn under it all.
You guys have cost her a lot of money on what appears to be largely speculation. If I were any or all of you I'd stop blogging about this person in this way, you could be having a negative effect on her lively hood or business. Whilst she might have let one or two of you down it appears that the rest of you have just jumped on the band wagon to vindicate an otherwise normal person. From my perspective and stance as a 100% independent party I would make that observation that she, as well as her clients would be well within theirs or her rights to cancel 36 hrs prior. In my experience I have lost a hotel that was washed away, what blog site will I bad mouth the hotel on in this instance.

I think what you should or consider now is how much money you have all cost her with your slanderous blogging and in consideration of the fact that this information is never leaving the ineternet and most of the comments are subjective, how long will it be before she realises she has a case for damages.

Sounds to me like the bunch of you may have even come between her personal relationships too. Ouch.... large scope for damages considering as blogged they owned the Manors.

Greg, on the contrary. I believe that Samantha Ford no longer has anything whatsoever to do with these apartments and has not been in any way a part of the recent last-minute cancellations. The last few very recent posts were to alert potential guests of the Coogee Manor Apartments that they have all indeed been sold - despite still appearing on stayz.com and rent-a-home. Also there are a lot of comments on trip advisor. I was badly stung as, despite assurances to the contrary, our booking was cancelled, without explanation, late in the piece and left us with no where to go. We were very upset and distressed and it was not easy to get our deposit back so I am merely warning people that this is indeed a possibility. I acknowledge that none of this behaviour has been perpetrated by Samantha and it is only the earlier posts from a few years back that suggest that she was involved.
Well, this is interesting as we are booking a property in Sydney (alas, before we came across this blog!!) and all payments are being directed to a bank account registered under the name of Ford, so at least one of them is still in the loop. Does anyone have a record of their cancellation policy, by any chance? Thanks a lot for the blog and your help folks, truly appreciated.

You should probably get a copy of the cancellation policy from them directly. They've claimed to change ownership and management so many times that whatever anyone else may have on file from their booking may be out-dated and will not be honored by the current owners/managers, whoever they may be.

Well we had the best stay in Sydney however Greg is full of shit she now has ownership of no less the six in the rocks good on Sam she fuck off Mr Graham Ford a real looser and it all just got much better for her, I say well done Sam ,

Yes John, he is indeed the scum-bag in this scenario and, in retrospect, it seems that Sam may have been dragged down by his reputation as a less than scrupulous "business man". And he was fired from the CBA quite a long time ago, no doubt for exactly those reasons. He's started up a new business in the UK, a B&B in Cornwall. Beware.

The majority of people on this site are correct. Samantha Ford is a very dangerous character. She has a very limited intelligence but believes she is the most wonderful business person and character. She will screw anyone she can for a buck. You must exercise extreme caution when dealing with her. In the holiday rental market she uses pseudo names to avert problems her most recent name is Veronica. Be very careful in any dealings you have with her.
